Cotswold Transport Planning are pleased to have been able to advise and help obtain a planning approval for a small scale residential scheme in Chipping Campden.
The development proposal was for three residential dwellings, accessed via a private lane off Aston Road.
Issues & Solutions
The main issue that needed to be overcome was access to the application site for refuse and emergency vehicles. The private lane to the site is relatively narrow and permit single way working. In addition, the application site is located approximately 150m from the nearest public highway, Aston Road.
Discussions were held with the local refuse operator, Ubico, and the Fire Service. Ubico confirmed that their public waste vehicles would not be able to access the site, whilst the Fire Service raised initial concerns as to the accessibility of the dwellings for emergency vehicles. Cotswold Transport Planning therefore consulted with a number of private waste collection companies and an agreement was reached with one company to collect waste and recycling from the application site, using a smaller vehicle, which can safely and conveniently access the site.
An agreement was also reached with the Fire Service for the provision of sprinklers in each property, although it was also demonstrated that an emergency vehicle could safely and conveniently access the site through swept path analysis.
Conditional planning permission was granted, with further details of the refuse and recycling strategy required. This information has been submitted to the Council, with the full agreement of a local waste collection company.
